The facilities manager is responsible for managing the design, planning, construction and maintenance of equipment, machinery of the facility. This position plans, budgets and schedules facility modifications, including estimates on equipment, labor materials and other related costs. As well responsible for the work environment and safety regulation compliance, grounds maintenance, custodial support and space assignments, ESSENTIAL DUTIES AND RESPONSIBILITIES: • Manages the maintenance of all facilities and grounds operations while following safety, quality and expense guidelines. • Operates within the annual budget about the expenses for production supplies, operating supplies, electricity, gas, water and sewer. • Develops and manage existing industry best practices regarding preventive and predictive facility maintenance programs for the entire facility, this includes all heating, air conditioning and maintenance and repair of buildings and equipment. • Coordinates maintenance inspection and projects. • Responsible for the overall appearance and maintenance of the facility. • Ensure that all labor laws and directives are being followed always. • Ensure visitors and employee safety as well as facility compliance with all OSHA directives. • Ensure that all security protocols are followed always • Oversees the coordination of building space allocation and layout, communication services, and facility expansion. • Procurement and maintenance or upgrades of machinery, utilities, security systems & signage for the overall facility. • Updates inspection checklists and other critical documents as needed • Maintenance of building components, HVAC, electrical, mechanical, plumbing, CNC equipment, etc. to include scheduling for lathes and mills; regularly changing filters, belts, upkeep of compressor, water system, forklift. • Work orders and bids and negotiates with outside vendor for supplies, repairs and other measures through request for proposal, adherence to all quality and safety requirements when needed. • Creates and maintains safety program, establishes and administers policies & procedures for facilities and safety. • Ensures facilities will meet needs of multiple individual projects and coordinate with IT staff for technological needs. • Develops and administers preventative maintenance program, utilizing techniques and practices and some custodial functions. • Maintains usage records and invoice clients accordingly. • Initiates planned maintenance programs for a variety of office equipment. • Maintains the plans for fire evacuation and disaster response. Serves as the facility emergency response coordinator. • Coordinates the environmental health and safety program. • Manages hazardous materials waste and disposal programs as well as the paper recycling program. • Maintains up-to-date records for all state, federal and insurance semiannual and annual inspections. • Conducts performance reviews and makes recommendations for salary adjustments. • Responsible for conducting training related to safety and forklift to new and existing employees. • Duties, responsibilities and activities may change at any time with or without notice SUPERVISORY RESPONSIBILITIES: • This position supervises and contracting crews. PHYSICAL DEMANDS: • Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer. • Strength to lift and carry materials and equipment up to 65 pounds. • Walking and inspecting the company's building and equipment. • frequently required to stand; use hands to finger, handle or feel; and reach with hands and arms. WORK ENVIRONMENT: • Works conditions is a combination of office and Warehouse environment and outdoor and is regularly exposed to dust, odors, oil, fumes and noise


QUALIFICATIONS, KNOWLEDGE, AND SKILLS: • Advanced knowledge of building operations and support • Ability to manage entire facility • Bi-lingual (Spanish) a plus • Analytical Skills Knowledge purchasing, supplies, equipment repair. • Time management • Computer skills and proficient in Excel, Word, Outlook and PowerPoint. EDUCATION AND EXPERIENCE: • Technical College Degree and 6 years’ experience in a building maintenance position or • Bachelor Degree in Facilities Management, Business Administration, Construction Management Engineering or another related field. device environment. • 1-year experience with project management • 1-year supervisory experience CERTIFICATES, LICENSES, REGISTRATIONS • Forklift certificate
